10 Tips for Choosing Your Renovation Contractor

The pool of businesses and independent contractors who specialize in renovation is large, so there is a chance that you might pick a bad apple. Before awarding the contract to one candidate or the other, it is best to take precautions. In this case, how should you choose?

The first tip is to ask for references among family and friends. But this will not necessarily guarantee success! Here is a checklist to help you through the selection process.

1— Check that the Company Holds a Valid Licence with the Régie du bâtiment

Of course, the person who will remodel the interior of your home must have the permits required to do specific types of work. In Quebec, the rules are strict, and you can get into trouble if you agree to have renovations carried out by someone who is not qualified.

2— Look Up How Many Complaints Have Been Lodged by Former Clients

On the Office de la protection du consommateur’s website, you can consult the files of companies that have been the subject of at least one complaint in recent years. A complaint does not necessarily mean that this contractor is not to be trusted, but when there are several complaints in his file, you should be on your guard

3— Get Quotes from at Least Three Contractors

By having a few companies compete, you will, foremost, ensure that you get a fair price by negotiating. Know that a contractor who presents a detailed bid to you is often more trustworthy than a contractor who gives you verbal and approximate feedback. Beware!

4— Ask to View Their Portfolio

Are you aware that some companies have websites or social media pages on which they post images of their projects? This can be a good indicator of their reliability and competency level. If they don’t have any posted online, ask them to show you some photos! It’s a bit like an artist’s portfolio.

5— Demand References

If the contractor does not have pictures of their past projects, they can no doubt provide references from past satisfied clients. You can call them and, who knows, perhaps they will invite you over to their home to view the work completed by the contractor. It is suspicious if the latter finds excuses for not giving you references.

6— Sign a Detailed Contract

Some contractors are not consistent: they can do a great job for one client and a botched job for another. Therefore, even if you feel they are dependable, it’s better to sign a contract for the work (and not pay cash!). This document should include details such as desired dimensions, materials to be used and an approximate timeframe. This way, you will have all supporting evidence you need in the event of a conflict.

7— Opt for a Professional Who Agrees to Be Paid in Instalments

The Office de la protection du consommateur states that there is no law regarding the amounts that must be paid before the work is completed. To protect yourself, it’s better to pay in multiple instalments as the project progresses. So, if things go awry, you won’t have lost everything!

8— Look Over Their Insurance Papers

Ask them to show you their insurance documents. This request may seem intrusive, but the insurance policy does not necessarily contain personal information. A serious contractor must be well insured against an unexpected event such as a mistake costing several thousand dollars.

9— Choose one with a recognized accreditation

Several certifications and warranties are available. Find out more from the Association of Quebec Construction and Housing Professionals (APCHQ) or the Quebec Construction Association (ACQ).

10— Choose a Contractor Specializing in What You Need

Have you had a leak in the basement and need to rebuild the walls? Do you want to embellish your kitchen with new cabinets? Do you want to insulate a room to turn it into a music studio? Try to find a specialist who has already done this kind of work.

One last tip? Listen to your gut. First impressions during a customer-contractor meeting are always telling.
